The Community
An agrihood is a residential community built around shared, working agricultural land. At Longview Carolina, this means community gardens, greenhouses, a working barn, and berry patches, all integrated into daily life.
Longview Carolina is located at 315 Fruit Mountain Road in Easley, South Carolina, in the foothills of the Blue Ridge Mountains in Pickens County. The community spans 180 acres on Longview Mountain, with a variety of topography and view profiles, from panoramic 50-mile views to privacy tucked in a mature hardwood forest.
Yes. Longview Carolina is a fully gated community equipped with security cameras. Access is restricted to residents and scheduled guests.
Construction is underway now with residents moving in and several homes under construction. We anticipate the community will be fully built out within 4-5 years after the conclusion of sales.
The POA annual dues are approximately $1,500. Dues cover all community common spaces including hiking and biking trails, pavilions, picnic areas, campsites, community pool, pickleball courts, and shared farm amenities.
5 minutes from downtown Easley, 20 minutes from Clemson, 25 minutes from Greenville, and about 1.5 hours from Asheville. You are close to everything while feeling completely removed.

Easley and the Upstate South Carolina region enjoy four distinct seasons with mild winters and warm summers. Average temperatures range from the low 30s in January to the upper 80s in July. The foothills location means slightly cooler temperatures and lower humidity than the rest of the state, with pleasant mountain breezes throughout the year. Occasional winter weather adds seasonal variety without the harsh conditions found further north.
Many of our residents are choosing Longview Carolina for their next chapter. South Carolina has no state tax on Social Security benefits and offers favorable property tax rates. The climate is mild with four distinct seasons. For healthcare, Prisma Health Baptist Easley Hospital is right in town, a 109-bed facility offering emergency services, cancer care, cardiac rehabilitation, orthopedics, surgery, and specialist practices throughout the community. For higher levels of care, Greenville's nationally recognized hospital systems (including Prisma Health Greenville Memorial and Bon Secours St. Francis) are just 25 minutes away. The walkable community with trails, gardens, and social spaces creates a vibrant, connected lifestyle.
Homesites & Investment
Homesites range from $130,000 to $450,000. Pricing varies based on elevation, position, view corridor, and acreage. Only 21 of 88 homesites remain available.
Once a purchase agreement is executed, you will have the ability to inspect the property for fourteen (14) days with no hard money, reserving the lot of your choice as we work towards closing. The earnest money associated with the purchase agreement is $5,000, held in escrow by The Hendricks Firm in Easley, SC.
Based on conversations with builders experienced in the community, the average cost is approximately $300 per square foot. Actual costs will vary depending on home size, design complexity, finishes, and site conditions specific to your homesite.
Yes. You are welcome to bring your own builder as long as they are licensed in South Carolina and approved by the Architectural Review Board. Several featured builders are already familiar with the community and its design guidelines if you need a recommendation.
There is no requirement on when to break ground. Once construction begins, homes must be completed within 18 months.
Longview Carolina is designed as a residential community. Short-term vacation rentals are subject to the community's covenants and restrictions. Prospective buyers should review the Declaration of Covenants for full details on rental and use policies.
Homesites average approximately one acre, with sizes varying across the 88 carefully planned lots. Each homesite offers its own unique combination of elevation, tree cover, and view corridor. The community spans 180 acres total, with generous shared open space preserved for trails, farmland, and natural areas.
Building & Design
Yes. Longview Carolina supports fully custom homes designed to your vision, within the community's architectural guidelines. You can work with any licensed South Carolina builder approved by the Architectural Review Board, or we can connect you with featured builders who know the community well.
Homes reflect the following styles: Modern Farmhouse, Mountain Modern, Rustic Farmhouse, English Country, Appalachian, American Piedmont, Craftsman, Shingle, or Cottage. All designs are reviewed to maintain the community's architectural character.
For lots 1 through 78, the minimum is 1,500 sq ft for single-story homes and 2,200 sq ft for homes over one story. For lots C-1 through C-14, the minimum is 800 sq ft. Homes should not exceed 2.5 stories above natural grade, and footprints (including garages and accessory structures) should not exceed 20% of the total homesite area.
Yes. Fences must be split rail locust fence. Field wire can be installed for those who would like to keep pets within their property.
All accessory structures are limited to 25% of the total footprint area of the home. The exterior of an accessory structure should match the exterior of the home unless otherwise approved by the Architectural Review Board.
Living at Longview
Amenities include pickleball courts, hiking and biking trails (2.25+ miles), campsites, community pool, fireside patios, the Pinnacle Pavilion, greenhouses, and raised garden beds. Trails and camping pavilions are completed. The pool and pickleball courts are slated for construction as the community grows.
The hiking and biking trails are anticipated to be over 2.25 miles in length. Trails are completed, with additional extensions planned behind the eastern side of the community as it develops.
Water is available now from Easley-Central Water District with fire hydrants located within 1,000 ft of every home. Power is available from Duke Energy. Natural gas is available from Fort Hill Natural Gas. Septic systems are installed during the construction process.
High-speed fiber optic internet is available now from Upcountry Fiber, with speeds up to 1 Gbps. Every homesite has access to fiber connectivity with no satellite or DSL limitations.
Yes. However, no owner shall keep vicious animals or any animal that attacks persons. Residents can also have up to 6 hens (no roosters). Horses and livestock are not allowed.
Yes to both. Up to 6 chickens (hens only, no roosters) are permitted, with a coop constructed in accordance with the Design Guidelines. A maximum of 3 beehives is permitted, kept a minimum of 50 feet from any lot boundary, using only non-aggressive breeds.
West End Elementary School, Richard H. Gettys Middle School, and Easley High School. South Carolina also offers school choice, allowing families to select schools outside their assigned zones through open enrollment, magnet programs, and charter schools.
Yes. Cluster boxes are available for mail and packages. UPS, FedEx, and Amazon deliver within the gates.
Longview Carolina is built on a small mountain with a variety of topographies throughout the community, from wooded hollows to open ridgelines. Views vary by homesite: some offer expansive valley and ridgeline vistas, while others provide a more intimate, forested setting. Regardless of your homesite, every resident has access to the Pinnacle Pavilion at the summit, which offers sweeping panoramic views of the surrounding Blue Ridge foothills.
The Upstate South Carolina region offers exceptional outdoor recreation. Table Rock State Park, a 3,083-acre mountain park with iconic summit hikes and CCC-built cabins, is about 30 minutes away. The Jocassee Gorges, part of the region known as the Land of Waterfalls, features over 250 waterfalls across Transylvania and Pickens counties, including Whitewater Falls, the highest cascade east of the Rockies. Lake Jocassee, fed by cold mountain streams, is one of the cleanest and most pristine lakes in the Southeast. Caesars Head State Park, Lake Keowee, and the trails of the Mountain Bridge Wilderness Area are all within 45 minutes. Clemson University is 20 minutes away, and downtown Greenville (with Falls Park on the Reedy) is just 25 minutes.
